NO SMOKERS at all. No Smoking anything, no vaping. This property is 100% smoke and second-hand smoke free. If you smoke now and then, only when you drink or plan on visiting a smoking bar, cigar bar or smoking a cigar, you must not book with us. Failure to adhere to this rule, will result in you being asked to leave without a refund along with a charge of $500 for a professional cleaning of the room if it smells of smoke.. If while booking you have missed that we are a 100% non-smoking property you will need to cancel.

We do NOT offer food.

Although WiFi and satellite dish are offered, and we do our very best to make sure it is operational, it is a courtesy as we are at the mercy of the service providers and it is not guaranteed.

*Also note that only registered guests are allowed on the property. (Only TWO ADULTS in either the cottage or the cobbler room) NO EXCEPTIONS, that means NO babies or children. If you arrive with more people than booked for, you will be refused admission due to the terms of our operating license. Attempting to sneak additional guests into the rooms will not be tolerated. No pets.

*There are security cameras and lights OUTSIDE ONLY. Locations are: the front of the main home, on the side of the main home over the steps, and at the back of the main home covering the patio, backyard and alley entrance. They record video and audio 24/7. There are NO cameras in personal or indoor spaces. Any attempt to disable the camera systems will result in an immediate cancellation of your stay without a refund.

Earlier check-in is usually not possible and is at the Innkeepers discretion. If you require the room earlier than the check-in times offered, please consider booking the night before also. If you are running late, please call so that we can be sure to be here when you arrive.

Room Condition: We ask that you take precautions not to damage bedding in ANY manner. Any damages to room, including but not limited to, bedding, furniture, carpet, electronics, remotes, or other items, will be charged at the replacement cost. Any extra cleaning will be charged at a rate of $40 per hour. With the new Covid guidelines and the bio-hazard factor, there will be at least a $100 fee to clean body fluids of any kind.

Cancellation Policy: Travel Insurance is HIGHLY recommended. You can purchase that at the time of booking. Please read all terms. We do keep to the strict cancellation policy. We are unable to accept modification requests to reservations within 45 days of arrival date. Cancellations made more than 60 days before arrival date are refundable less $50 processing fee. Cancellations within 59-30 days before the arrival date will be refunded less 50%. Cancellations between 29 and 1 day before arrival date are not refundable, unless we are able to rebook, then there will be a refund for those days less 50% processing fees. No refunds for early departures.
